Questions buyers ask us most.
What's in my monthly payment? +
Five things, sometimes six: principal, interest, property tax, homeowner's insurance, and HOA dues if your property has them. The sixth is PMI, which applies when your down payment is under 20%. Together that's called PITI (or PITIA with HOA). Calculators that only show principal and interest can understate the real payment by 20–40%, so we show all of it.
When does PMI fall off? +
On a conventional loan, automatically at 78% LTV based on the original schedule, and you can request removal at 80% with documentation. FHA loans work differently: MIP often lasts for the life of the loan. We'll walk through this in your specific scenario.
Why is California property tax 1.1% in this calculator? +
That's the effective statewide average. Prop 13 caps the base rate at 1%, then most counties add voter-approved bonds and Mello-Roos in newer developments, which puts most homes around 1.05–1.25%. We use 1.1% as a working estimate and confirm with the actual tax bill during pre-approval.
What's the Florida insurance number based on? +
Florida insurance is the least predictable part of the payment. A coastal county home can easily run $4–8K+/yr; inland is closer to $2K. We default to a conservative coastal estimate and confirm with a quote from a licensed FL carrier before closing.
Should I put 20% down or use that cash for something else? +
It depends on your situation. Going below 20% adds PMI (about 0.4–1.0% a year depending on credit), but keeps cash free for reserves, renovations or a stronger offer. We can model both so you can see the dollar difference.

At 80% LTV on a conforming loan, you avoid PMI and should qualify for the best pricing tier. The next thing I'd do is check whether another lender can beat this rate.
